Metal Roof Repair in Northport

Metal roofs are not rare around Northport anymore. Drive Highway 43 north toward Samantha or Highway 82 west toward Coker and half the newer houses and most of the barns, shops, and mobile homes wear metal. Inside town it is showing up on the new construction off Rice Mine Road and on a growing number of re-roofs where the owner wanted to stop thinking about shingles.

Metal lasts. The claim that it never leaks is marketing. It leaks in a few specific places, for a few specific reasons, and a metal roof repair is a different job from a shingle repair.

Why metal roofs leak here

Exposed-fastener panels, the corrugated or ribbed sheets screwed straight through the metal, are the most common metal roof in Tuscaloosa County. Every screw has a rubber washer, and every washer dries out. Our summers push roof-surface temperatures past 150 degrees. Washers that should last 20 years crack at 10 to 12, and each cracked washer is a pinhole leak.

Thermal movement. A 30-foot steel panel grows and shrinks a quarter inch or more between a January morning and a July afternoon. That movement elongates screw holes over time, so even a good washer eventually sits over an oval hole.

End laps and side laps. Where panels overlap, the sealant tape between them ages. Water wicks back up the lap in a driving rain off the river.

Penetrations. Pipe boots, vents, and chimney flashing on metal need boots made for metal. A lot of them were done with shingle-roof boots and a tube of caulk.

Rust at cut edges and scratches, especially on older galvanized panels and on roofs that got walked on carelessly.

Standing seam roofs, with concealed clips and no exposed screws, leak far less. When they do, it is almost always at a penetration or at an end lap near the eave.

Hail is less of a problem on metal than on shingles. Inch-and-under hail dents a thin galvanized panel cosmetically but rarely opens it. Where it matters is on an older roof whose paint has already chalked, because every dent is a spot where rust starts a year later.

How we repair it

Fastener replacement. We back out every screw on the affected area and replace it with a slightly larger diameter screw with a new long-life washer, so it bites fresh metal. On a whole roof this is the single most effective metal roof repair there is, and it costs a fraction of a panel replacement. A typical 2,000-square-foot exposed-fastener roof has 1,500 to 2,500 screws, so a full swap is a one- or two-day job.

Seam and lap resealing with butyl tape and a metal-rated sealant, not roofing cement, which does not bond to a painted panel.

Panel replacement for rusted-through or storm-bent sections. We match profile and color where the manufacturer still makes it. On an older galvanized roof we tell you up front that the new panel will be shinier for a few years.

Storm-lifted panels are their own job. When a spring front gets under the eave of an exposed-fastener roof, it peels the first sheet back over the ridge and the next few come loose with it. Coatings and sealants

An aging exposed-fastener roof that is leaking at a hundred screws and three laps is a candidate for a full coating instead of a replacement. We replace the fasteners first, seal every seam with butyl and fabric, then roll on an elastomeric or silicone coating over the whole roof.

A coating on a sound roof buys 10 to 15 years and costs roughly a third to half of new panels. On a house-sized roof that is $3,000 to $7,000 against $15,000 or more for new metal. It is not a fix for rusted-through metal or a roof that was installed wrong. We will tell you which one you have.

White coatings also cut the attic temperature in July by a noticeable margin, which matters on a shop or a mobile home with thin insulation.
