Roof Repair in Brookwood and Cottondale

East of Tuscaloosa, out Highway 216 and along I-20/59 toward the Mercedes plant at Vance, Cottondale and Brookwood have grown into two different kinds of places on the same roads. Cottondale is subdivisions built in the last 20 years for people who work at the plant and in town. Brookwood is older, a former coal town with 1940s through 1970s houses, churches, and a lot of acreage.

Both are 25 to 30 minutes from Northport. Both get the same storms. The roofs need different things.

Roof repair in Brookwood and Cottondale runs the same as Northport: $250 to $1,500 for most leak, shingle, and flashing jobs, $400 to $2,500 for storm damage, and free hail inspections.

Subdivision roofs versus older homes

The Cottondale subdivisions off 216 and around Lake View were mostly built with architectural shingles on hip roofs, which do well in wind until the ridge caps go. Pipe boots crack on these at 8 to 12 years, which means a lot of Cottondale roofs are hitting that window right now. Builder-grade flashing at the second-story walls is the other common leak.

Brookwood's older homes have the same problems as the old houses in Northport: brick chimney flashing pulled from the mortar, rusted valley metal, two layers of shingles, and decking that has seen a few too many wet springs. Add the big hardwoods on the old lots and limb strikes are a regular call.

The April 27, 2011 tornado ran northeast from Tuscaloosa through Holt and passed just north of Brookwood near Hannah Creek Road, still at EF3 strength. Homes along that line were re-roofed around the same time and are now aging together at 14 to 15 years. Hail hits on roofs that age are a frequent find out here, and so are pipe boots at the end of their life.

Lake View and the subdivisions around it on the Jefferson County line share the Cottondale profile: builder-grade roofs from the 2000s and 2010s, now 10 to 20 years old, with cracked boots, lifted ridge caps, and the occasional wall-flashing leak at a second-story step. Most of those are $150 to $900 repairs if caught before the decking goes.
