Storm Damage Roof Repair for Northport Homes
Storm season in Tuscaloosa County runs March through May, with a second, shorter round in November. Every spring the fronts line up out of Mississippi, cross the river at Northport, and leave a few hundred roofs a little worse than they found them.
Most of that damage is not dramatic. It is wind. A 60 mile-per-hour gust lifts the edge of a shingle, breaks the seal strip, and lays it back down. From the driveway the roof looks fine. The next heavy rain finds the broken seal and runs under it.
Storm damage roof repair in Northport typically costs $400 to $2,500 for wind-damaged shingles, ridge caps, and flashing. A tree strike with decking and rafter work costs more and is quoted after we see what the limb hit. Emergency tarping is $300 to $700 and is usually covered by insurance as mitigation.
Northport Roofing Company spends April and May doing almost nothing but this. Here is how we handle it.
The first 24 hours
If water is coming in, call before you do anything else. Daylight and a safe wind, and we tarp the same day. A tarp stops the second round of damage, the wet insulation and the ceiling drywall, which usually costs more than the roof repair itself.
While you wait, move what you can out from under the drip, put a bucket down, and poke a small hole in any ceiling bulge so the water drains instead of pooling and bringing the whole panel down.
Take photos of everything: the ceiling, shingles in the yard, the limb on the roof. Phone photos with a timestamp are the start of your insurance file. Note the date and rough time the storm hit, because the claim is tied to a specific weather event.
Do not sign anything with the first truck that pulls into the driveway. After a bad storm, crews from three states away work Northport neighborhoods door to door. Some are fine. Some will have you sign an assignment of benefits before they have been on the roof. Get a local number and a written scope first.
What wind does to a Northport roof
Three-tab shingles on the 1970s and 80s ranches around Northport are the most wind-vulnerable roofs in the county. Their tabs are individual flaps, and once the seal fails the whole tab flutters.
Creased shingles are the one most homeowners miss. The shingle lifted, folded back on itself, and lay flat again. The crease line is a break in the mat. It will leak, and it is legitimate storm damage for a claim, but you have to know where to look.
Missing shingles and exposed underlayment are obvious from the ground. Lifted ridge caps are not, and they are the first thing to go on a hip roof.
Tree strikes. Northport has big water oaks and pines on the older lots, and a limb through the decking is a structural repair, not a shingle job. We replace the broken decking, check the rafter, and then re-roof the section.
The April 27, 2011 EF4 tornado is still the measuring stick here. It ran 80 miles from Tuscaloosa through Alberta and Holt toward Birmingham with winds near 190 miles per hour. Nothing since has come close, but the memory is why homeowners in Northport take wind damage seriously, and why we document every job like it is going to an adjuster.
Insurance documentation that holds up
A storm claim lives or dies on photos and a scope. We provide both.
We photograph every damaged slope with a chalk mark and a tape measure in frame, note the date of the storm you are claiming, and write a scope that lists each repair line by line with a price. That is the document your adjuster compares against.
We will meet the adjuster on the roof if you want us there. Most adjusters are fair. Some are counting creased tabs for the first time, and it helps to have someone pointing them out.
What we will not do is inflate a scope or tell you that a few lifted shingles mean you are owed a whole roof. If the damage is a $700 repair, we tell you, and you decide whether it is worth a claim against your deductible. Many Alabama policies carry a separate wind and hail deductible, usually 1 to 5 percent of the dwelling coverage. On a $250,000 house with a 1 percent deductible, that is $2,500 before the carrier pays a dollar, so a $700 repair is below it. That is worth knowing before you file, because a claim with no payout still goes on your record.
What the repair covers
Replacing lifted, creased, and missing shingles with matched product, including the ridge and hip caps that usually go first.
Resealing shingles that lifted but did not crease, using roofing cement under each tab so they hold through the next front.
Replacing torn underlayment and any decking that got wet.
Straightening or replacing drip edge and gutters that the wind peeled.
Resetting any flashing the storm lifted at chimneys and walls.
Typical Northport storm repairs run $400 to $2,500. A tree strike with decking and rafter work runs higher, and we quote it after we see what the limb hit.
If the roof lost more than about a quarter of its shingles on one slope, we tell you that a replacement may be the better use of a claim, and we price both.
Questions we get
Should I file an insurance claim for storm damage to my roof?
Only if the repair cost is well above your wind and hail deductible, which in Alabama is usually 1 to 5 percent of your dwelling coverage. A $700 shingle repair on a house with a $2,500 deductible is an out-of-pocket job. A whole slope of creased shingles or a tree through the decking is a claim. We tell you which one you have before you call your carrier.
How long after a storm can I file a roof claim in Alabama?
Most policies allow a year or more, but damage keeps getting worse and harder to tie to a specific storm the longer you wait. Get photos within days and a roofer's inspection within a couple of weeks.
Call before the next front
Call (205) 555-0199 right after the storm. Tarping is same day when conditions allow, and full repairs inside Northport are usually scheduled within the week. Bring the photos you took. We will add ours, write the scope, and you will have a clean file whether or not you decide to claim.
